The Enclave at Lake Geneva Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on February 22, 2024 by the City Commission of the City of Fruitland Park, Lake County, Florida Ordinance No. 2024-01 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Enclave at Lake Geneva CDD is located entirely within the boundaries of the City of Fruitland Park, Lakea County, Florida and covers approximately 134.5 acres of land. The real property within the boundaries of the District is generally located north of Spring Lake Road, south of Lake Ella Road, west of U.S. 27 South, and east of Micro Racetrack Road.
The Charter of the District shall be as set forth in Chapter 190, Florida Statues, as amended, as created by general law. The powers and functions of the District are described in Chapter 190, Florida Statues, as may be amended from time to time.
A Community Development District (CDD) provides the 'solution' to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida's effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community's facilities.
